Bharat Future City 2047: FCDA Mandates 9-Month Master Plan for India’s First AI-Integrated Hub

The Telangana state government has officially accelerated its vision for the Bharat Future City,” a massive 765.28 sq. km urban expansion designed to be India’s next global economic powerhouse. By mandating a strict nine-month deadline for the comprehensive Hyderabad Future City Master Plan, the state is signaling an aggressive push toward creating a “Fourth City” that will rival Hyderabad, Secunderabad, and Cyberabad.

The Race for the Future: 6 Global Firms in Contentious Bidding

As of April 2026, the project has reached a critical milestone. Out of an initial pool of 12 global applicants, six prominent firms are now in the final race to prepare the Master Plan-2047. While many consultancy firms initially requested a one-year window to map out the sprawling 1.80 lakh acres, the government has held firm on a December 2026 completion target.

This roadmap will define zoning regulations and infrastructural frameworks for a project that spans land near Future City – 74 gram panchayats and 56 revenue villages across the Ranga Reddy district, including areas like Maheshwaram, Ibrahimpatnam, and Kandukur.

Core Pillars of the Future City Master Plan

The Future City is not just an urban expansion; it is a sector-specific economic engine. The Master Plan-2047 focuses on several high-tech and sustainable clusters:

  • AI City & IT Hubs: A dedicated zone for Artificial Intelligence and cutting-edge software development to attract Fortune 500 companies.

  • Net-Zero Infrastructure: Designed as a zero-carbon greenfield city, integrating advanced cooling systems and smart transit.

  • Eco-Tourism & Green Space: Approximately 15,000 acres are earmarked for eco-tourism, featuring a night safari and expansive public parks.

  • Industrial Powerhouse: Specialized zones for Electric Vehicle (EV) manufacturing, pharmaceuticals, and healthcare research.

  • World-Class Connectivity: Plans include a 6-lane greenfield road, metro rail extensions, and even a proposed bullet train corridor.

Governance and Growth: The FCDA’s Role

The Future City Development Authority (FCDA) has been established as the primary governing body to oversee this transformation. To ensure the city is “future-ready” from day one, a new ₹20 crore FCDA headquarters and a dedicated Future City Police Commissionerate are currently under construction.
